Coolest New Homes: The Residences at Highton Manor offer a boutique lifestyle in a stunning locale

A sprawling rural estate is set to become one of Victoria’s most exclusive gated communities, complete with a host of luxurious facilities.

The ambitious development, dubbed The Residences at Highton Manor, is located at 152 Highton Lane in Mansfield – a small township in the foothills of the Victorian Alps.

It will offer 14 blocks of subdivided land ranging from 506sqm to 1038sqm, all enjoying stunning Mount Buller views.

The residential parcels are centred around Highton Manor, an elaborate 1896 Victorian mansion that has operated as a boutique hotel and function centre for the past 20 years.

Set to be restored to its former glory, the grand home will provide residents with access to world class facilities including a high-end restaurant, tapas bar, café, and Japanese day spa.

Matt Daly, director at Team Canavan Ray White, said the project is the first gated community of its kind in Mansfield.

“There's not too many estates like this, in Victoria at least, that have been divided up to offer top house-and-land packages alongside such high-end amenities,” Mr Daly said.

Potential buyers have the option of a pre-designed architectural home from McCabe Development created to suit each block or can work with their own choice of builder.

“As long as they use the same materials and maintain a similar exterior visual design to the rest of the homes, buyers can build a custom home to their liking,” Mr Daly revealed.

The Residences at Highton Manor is already garnering strong interest from early retirees and locals who have sold farms in the area.

Mr Daly also anticipates investment money coming in from Melbourne, Sydney and possibly overseas.

“Because Mount Buller is only half an hour away, we're likely to see buyers who are keen skiers in the winter and lake enthusiasts in the summer, who will use it on the weekends and holidays, or rent it out as a luxury Airbnb.”

The project will also see Highton Manor’s original stables being transformed into a conference centre and premier wedding venue.

“Mansfield is essentially a tourist town that swells up to nearly 35,000 people on a weekend, and we don't have a lot of really good venues for events,” Mr Daly explained.

“So, the developers see the conference centre and wedding venue as a way to give something back to Mansfield that can service the demand from tourists and even locals.”

The Residences at Highton Manor are now available for purchase, with land prices ranging from $410,000 to $480,000.
